@Ethan McCarty  We routinely have guests in that market that specifically ask if it will be decorated for Christmas so we decorate.  I think it is pretty much expected in that market.  And really it's not that big of an expense plus you might be able to pay your cleaning crew to do the decorations for you to eliminate the time factor.

Almost 100% occupancy for every cabin through the summer as well with higher rates. COVID is a long term game changer for the vacation destination STR markets. Hotel people are now renting cabins for the first time to keep away from others and finding out all the amenities they were missing out on in a hotel.

I had a cleaning company that went way down hill.  Started billing me for things they were not doing etc..  These cleaners provided all of the towels and linens.  Once I was able to obtain hands down proof that they were not doing what they said were doing, I sourced another cleaner, purchased all the towels and linens, and then after a clean, I pulled all the towels and linens and packed them in large trash bags and drove over to their facility.  I walked in said this is not working out, I am not paying those bills where you charged me for stuff you didn't do but insisted your guy did what he said. (I had video proof and physical evidence) and said here is your stuff we are done and walked out. Pretty simple really ;)

@Jimmy Woodard I would check the local hot tub companies in the area of your STR and try to get one that is serviceable by someone local and that will have parts in stock.

@Mark Miles - I agree.  I want to provide a top notch  cabin for my guests and that means making sure things are in tip top shape and working as they should be.  I try to have anything that breaks repaired immediately or at least as soon as feasibly possible.  Making yourself stand out is important and I think helps with the $$$.
