We currently have an active 1031 Exchange going and have identified our 3 potential properties.  One of the properties that we are interested in is located in Eugene, Oregon.  We have managed and owed rentals for 15 plus years but it would be our first adventure out of state.  We are looking at a 6 unit building located in the Whitaker Neighborhood in very close proximity to the restaurants and local brewery's in the neighborhood.  Looking to see if anyone in the BP community has any additional thoughts on this area.

Looking to hire a Handyman/Contractor to build a closet in a bedroom.  We have approved plans from the City of Palmdale.  The home is located in Palmdale, California.

I agree with Chris, you will be fine working with a wholesaler.  My only advice, find yourself a reliable, trustworthy escrow company that understands the wholesale transaction and will help facilitate it for you.  Cheers

As with most businesses, the holiday season plays a very important role in your bottom line.  As an investor in real estate we too should be mindful of how this season will impact us as well.  Although real estate sells seem to slow during the holiday, I'd like to see what other investors feel about listing during this time.

As a house flipper, I am often asked if those scenarios played out in most of the reality TV shows actually happen?  Well, here are just a couple of the most recent real life incidents that have occurred to us while flipping.

We recently closed on a purchase in a pretty rough area of Los Angeles and upon closing  out escrow and taking possession of the home, we learned that the family pet was left behind.  Needless to say, we had to contact the local animal control to come and get the not so friendly Pit Bull that was left behind.

On another flip, we hired a landscaper to create a design for a million dollar plus property.  The property set near the Foothills of the San Gabriel Mountains.  This is an area known for frequent sightings of wild animals.  One morning I received a text message from the landscaper

 with a picture attached.  See picture....(a day in the life of a flipper)
