Hi,

You are talking about rebating you commission and it is a legal in New York & 39 other states.  Google "Real Estate Commission Rebate" and check out the Department of Justice website that tells you all about it.

They sure has heck tanked my local market...... I only recall them coming into existence when the mortgage crisis hit... understandable that they were alway an option....... I just seen them abused... maybe it was the advertising of them on MLS that was new or how they were handled.

I mean properties would linger on MLS for years contingent while the short sale was processed thus pulling down all local properties... I love the real estate game but when you're business is the retail side of the sales process and highest and best price is the game these SS totally messed up my market....

Hi Wayne... thanks for the feedback..... Were short sales a thing before the housing crisis?  It's time they get out of the market for good in my opinion.

Hi,

After 16 years on the business and about a 1/2 BillioN in real estate serviced I've turned to the Rebate model via #Str8Rebate.

Commission rebates are not very well known by the RE consumer and even the real estate broker.  I recall being told many times during real estate sales meetings that rebates were illegal... It wasn't until 2012 that I was informed commission rebates are totally up and up.

I currently offer 80% of my commission here in Florida and if all goes according to plan I hope to be operating in multiple states by 2018.

The D.O.J. has the basic you'll want to know about real estate commission rebates.

Hmmmm,

I'd say be patient.  If you are priced correctly you'll eventually sell.

You're mentioning that the home is large for the area so I would be conscious of what other similar priced properties are for sale in your area within a few miles and see how your property stacks up.

Dropping the price within a few weeks of a listing a property is not wise.  Buyers see this and unless your property is very special, buyers will sit on the fence and watch the price reductions before making offers.

1st I'd establish a relationship with a real estate attorney and/or title insurance agent.  They'll be your contact to draft your sales contract.  Research how much you are willing to pay for the property and then decide on your terms.

Give your LL a call and open the the discussion up.  In short, have a plan for what you want to accomplish and then present the offer.
