This time is not different. When you start hearing at family get togethers that Uncle Schmoo just made 100k on his first flip or deadbeat nephew Paulie just got a mortgage that is interest only then we are not in a bubble. We are not in a bubble, YET.

First of all, first month's rent with security deposit paid cash or cashiers check. I have had tenants bounce the first personal check and then I have to pay for eviction.
They will never pay you unless forced to do it. Go after them with everything you can. This is a business not a charity.

If I transfer title on a property from a trust to a individual or a individual to a trust or a LLC or any combination, will this make it difficult at time of sale? How will this affect the title policy? I will was at a closing and the buyer was putting it into a LLC and the title company's rep questioned "Are you sure you want to this? It will make it difficult when you go to sell it."

Thank you every for your help. As far as the the taxes, this is about market for taxes in the area. I have looked at 2 other properties and they are all in the same dollar value.

I am looking at a duplex in a rural area of Northwest Indiana. The SP is 148,000. The annual rents are 16500.Taxes are 4300. Insurance is $1200. My concern is two fold:
1. Finding tenants in rural areas. Does anyone have properties in these areas and what is your experience in finding tenants?
2. What to start negotiations out at? I was thinking around 125k and not go over somewhere around 132k.
