Thanks for the reply-I did figure out how to do some research at the courthouse-after I did that, I found out my lender I've been using in Ca. will do a free title search for me if I use them to close the deal!
They found exactly what I did though, and then some idiot bought the property for double what it was worth before the auction. I think a nervous lender who gave the owner some unsecured funds came in and loaned her more, and she stays in the house. It looks like fraud to me! Oh well, on with the next project-Thanks for your help-how much did you pay for that program?
Also, is everyone having trouble finding foreclosures worth investing in? It seems people have borrowed so much, that there is very little room for an investor to make much. Just curious if this is going on everywhere. Also, we have several properties we could flip, if we had some investors to flip to-any suggestions on how to connect with the right kind of investors who are looking for what I have found? I hate finding something, knowing someone could really do something with, {when I am not able to hold the property myself}-I need to figure out how to get in touch with the right people-our area is kind of new to real estate investors.

Hi! I am new, and am more familiar with rehabbing, and would like to purchase a property up for auction next week. However, the owner, whom we already spoke with, says that she owes about $40k more than the info I have states. I am having a heck of a time finding out exactly what, or who holds title to this property. The trustee will not give out the info, do I go to the county? My county does not have the info available on line. The property is worth about 65-75k, and my bid info from Realty trac states that there is only 49k owed. The owner of course said she could not sell because she would need 96k, because that is what she owes. I possibly have an end buyer, but, I obviously cannot buy without knowing what I would,or my end buyer, would "inherit" in bills. How do you do this part?!

Also, are there better resources for finding out about foreclosures? It seems that it is less risky and simpler to buy directly from the owner prior to foreclosure-is this true or does it depend? I cannot afford to pay for a full title report every time I find something of interest. Please let me know how I can know for sure to protect myself and my buyer.
