I have recieved a phone call from a lady in Tampa FL who is 3 months behind on her mortgage payments and wants to get rid of the property.
She was working with another investor but she has not been able to get in touch with him for weeks. They were working on doing a short sale with her lender.
She just recieved a call from her bank saying that they are willing to consider $190,000 but they have been unable to get in touch with the investor.
Her mortgage payments are $1700
The property appraises at $232,000 its in good condition.
She Owes $249,000
Bank will accept $190,000 but I think there is still room to negotiate.
She said previously had the house on the market for just over a month at $215,000 but the investor told her to take it off the market and so that was the only interest that anybody showed in buying the property.
The fact that she couldnt sell it to anybody else at $215k rings alarm bells to me but before I threw away all of my notes I thought I would ask for your opinions on whether this would be worth pursuing at all.

Thanks for the input guys.
I like the idea of speaking to a recruitment agency to find somebody. All the person would have to do is let people in and look presentable. I would like to find somebody to work with long term.
I've never been a fan of employing freinds/family because if I need to sack them it could family gatherings a bit awkward!!!
In terms of answering questions i was thinking that I would design a web page & arrange for an information sheet to be handed out in return for their contact details. If they need to ask questions I will be available by phone.
I might be being a real skinflint but are there any free recruitment websites that you know of. In the U.K. there is a great free classified ads site called www.Gumtree.com and I have used it on many occasions to hire sales people leaflet distributers etc. I might get a lot of rubbish applicants but you can usually find someone good from all the applications you'll recieve

Can anybody suggest good websites where you can place Real Estate for Sale Ads.
I have already found loads of Free Listings Websites but I was wondering if there are any paid for listings websites that you have had good experiances with?

Does anybody have any ideas about how I can find somebody to Host an open House in my absence???
I don't really want to use an Estate Agent I'm not keen to pay 3-6% Ideally I would like to pay somebody an hourly rate just to turn up on specific pre-arranged days.
Maybe you can suggest a recruitment website that doesnt cost Loads to advertise on.

I didn't even realise there were more responses to this post. I didn't get any email alerts.
Thanks for the advice people (even if it did get a bit heated). The landlord said that she was gonna serve an eviction notice on saturday. I haven't heard back yet but I'll probably speak to her tonight.

Hello Matt,
I know somebody that has been investing in the States from the U.K. for the past 5 years, and I'm starting to do the same myself.
email/fax & phone for communication.
Property inspectors/handymen & builders for viewings/costs.
Various websites for comps. some contracts can be taken care of using fax for the ones that you can't fax you can use DHL/UPS.
If it can be done from another country I'm pretty sure you can do it from another state.

2.Well I'm not sure if she knows about this place, I did tell her about it last night when I saw her but she was busy preparing a presentation & I don't know if she really took in what I'm saying, maybe
she hasnt needed to use forums in the past so doesnt bother who knows???????? I only found this place because I went searching for it. She is based in the UK but has been investing in the states for the past 5 years, Tax liens/deeds preforeclosure mortage notes etc etc. I told her about it before she told us about the club
3. When I was told about it I DID UNDERSTAND everything that was said to me and it sounded like quite a good deal. I said that I didn't know all the Ins & Outs because I know I would get a shed load of questions some of which I might be able to answer however there will probably be ones I can't. It was very late & I didn't want to put down any incorrect info. Plus I didnt want to spend the next 2 days answering questions vaguely when she will answer them properly. I havent joined yet so I wouldnt do the best job of explaining it. (I have removed the rest of this paragraph giving a full explaination).
I do however totally agree that there is a lot for me to learn and this forum is a great resource for information.

The homeowner hasnt mentioned dogs!!!!!! I'm not their biggest fan, more of a cat kinda guy myself. If we get access I'm having someone go round to price up all of the potential work for me so I'll tell them to look out just in case.
Sounds to me like I'll just have to wait for the homeowner to get the eviction sorted out.

Hello again Wheatie. They told me that they served the eviction notice yesterday. I was just wondering if anything else could have been done to speed up the process and let us view/value the property.
