@Adam Webb Coming from a 45 unit motel owner. 0% vacancy is beast. GOOD JOB! You can try to find a healthy balance of charging more and maximizing revenue. But in my eyes.. ill take a sure thing every day. Bird in hand is worth 2 in the bush. Especially in our business. When a room is empty for a night, its a total dead weight loss. Theres nothing i can do tomorrow to get that back. Charging double tomorrow doesnt bring back the loss from today. Cause i woulda got double tomorrow anyway. And still made zero today. I prioritize convenience and heads in beds.
@Anthony Wick The beautiful thing abt real estate is you get to decide how you want to do it. If you ask me, i wouldnt marry someone i just want to date. If that means the relationship ends, so be it.

@Brian Baker ELOC are great for funding deals. Thats what I use to fund all of my PML deals. You need to spend a good 4 hours just calling different banks (credit unions) and finding out what their terms are for secondary or investment home helocs. That’ll tell you all you need to know. First question should be, “do you do interest only payments” lol. Paying principal contributions on a HELOC sucks.
