I'm staying at a furnished home here in ybor and I see alot of land that is unused and alot of building that I feel can be repurposed to make the place better and help the people. My question is that is there something that prevents investors from getting into ybor??

Crime is the first thing that comes to mind. I can’t tell you how many times I’ve spoken with locals that say they avoid patronizing Ybor due to this. It will get better as it continues to gentrify.
Yes, I've seen that in the month that I've been here and it's definitely a problem but then that leads me to another question. If the crime is so bad and the homeless is out of control along with the chickens, why is the rent still so high??

There are other factors at play, but this was just the first thought. On the other hand, welcome to the housing market in 2024! 🤣😉

Might you also handle a house hack MTR?

Most definitely! Happy to know more about it. You can text or call me at 636-459-1783.

Thank you!

Thanks Allison! I'm finishing the furnishing of the place. Once that's done and I move on to interviewing more managers, I'll be in touch.

Sounds great! If you need help with setting up furniture, unboxing/breaking down packages (that is a job in itself lol) or any finishing touches on your property, don't hesitate to reach out. I live in Tampa and always willing to give a helping hand!

Oh I love that! I very well may.

I've observed that my handyman team has been less busy lately and is seeking additional work. They are reliable, affordable, and highly skilled at rehabilitating rental properties. They have been working with my property management company for years and are fully vetted. If you need assistance with a project under $25,000 in Tampa, feel free to contact me.

Might they have the skill to paint a bathtub to make it look new? I'll be needing that soon. If so, be in touch.

Go with your gut!! Biggest red flag for me is her representation of credit docs, but nothing actually there on official report. This could be showing clues of false docs or stolen identity. You could always ask her directly why this is. Otherwise, a solid tenant wouldn't be making you uneasy like this.

I'm going to be renting out my master bedroom to a roommate and want to be sure I'm legally compliant throughout the venture. Who can provide a referral or insight on managing this rental?

I work with a local builder that is building these exact Townhomes in Indian Rocks Beach FL. He has two sites that were going to be identical luxury townhomes for Airbnb but he has decided to sell one of the lots. This comes with all the plans, blueprints, site maps, etc. He can even take care of the construction if you the investor wants. Respond below and I can send you the info with a complete break down.

Indian Rocks Townhome Airbnb

Curious if you're aware STR is banned there?

as far as I can see, the new law is 2 people per bedroom, 10 people max per property per night.  Do you have a link to anything newer?  Would love to see it.

You’re right! I forgot IRB is one of the outliers.
