Hey guys,

I'm not sure what to do.. I know eliminating my student debt (I have about 19k) would ease some of my anxiety for sure, but is it the smart thing to do? I want to be financially independent in 10 years. I'd like to invest in my first commercial property in a couple of years. I've heard in podcasts that apartment complex's under 500k usually don't perform too well so it may be hard to save for something of that caliber. I'm hoping that statement is partially wrong since I plan to work hard as I'm still relatively young and want to be able to afford a down payment in a few years. Ideally I'd like to save for a 200k-300k apartment complex or mobile home park. What would you do if you were in my position at 28? Save for my first 5-50 unit apartment complex? Or pay off my 19k student loans? Thanks for your opinion!

I have a few real estate investing books...but I was wondering if anyone could recommend a book that specifically deals with not "investing" buy more about a newbie buying a used single-family home and the steps involved from start to finish (preferably talking about the FHA loan process as well)...thanks!

Trust me i've thought about the duplex/triplex/quad idea but in Houston there are none for under a few hundred thousand...

I want to make my first investment in 2016. I live in an apartment right now. I don't know whether to buy myself a house (so I won't have to keep paying an apartment and not build equity) or to buy an investment property somewhere that will cash flow while still living in an apartment. The biggest factor here is my uncertainty with living in one place for more than a few years. I may bounce around the world but want to definitely invest in real estate.

Hey guys,

I live in a hot market (Houston to be exact). I'm torn between moving out of my apartment and buying a SFH or investing in a rental SFH or other property in a different market (such as the Midwest). There are two main issues in my situation. 1) I may not live in Houston in a couple of years because I may move overseas for a career change 2) It doesn't make sense to keep paying an apartment and not build equity on my own primary residence. But in regards to #2, I hear that unless I plan to live in my primary residence for 5 years or more it doesn't make sense with all the costs associated with buying a house and selling it later down the road if I do move overseas. The point is, I'm not 100% certain on where I'm going to be living but I am 100% certain that I want to put my money where it makes sense from an investment standpoint. Thanks so much, I have less than a years experience in studying real estate but I'm researching daily and plan to make my first investment sometime in 2016.
