Quote from @Eliott Elias:

Why do you want to take over management? Are you prepared to do so? Just know these properties will go from an investment to a job.

Not if you do it right! Shouldn't take more than an hour or two a week for 3 properties. I know people that have 20+ and they only work on their properties for about 4 hours a week. Systems and automation go a long way!

I think in the next couple of months Breezeway would cover what you're looking for, and I remember right you can use them with one property. They are currently working out details to provide your number 1 wishlist. But if you're looking for something right now, they wouldn't be of help....

Don't have an answer to your question but one thing I do want to throw out there is.... You don't get anywhere doing underhanded things. Even if everyone else is getting away with it for now, doesn't mean they won't do something to stop the STR in that complex sometime.

Research, learn, and learn some more! There are so many get resources to learn how to manage STR. There are so many people that you can learn from and offer lots of advice without charge if your follow them on social sites. But there is a lot of value in purchasing a course or mastermind.

Quote from @Bruce Woodruff:

Here's the disconnect I think.....Asking a guest to do the following: 1) leave your place relatively neat, 2) Don't leave dirty dishes with food on them, 3) take the trash out to the trashcan outside the back door, 4) throw the soiled linens on the bath floor.....Can hardly be called 'cleaning'........

I think you're on to something! For me that's normal everyday habits, but unfortunately I know for many it's not!

Airdna and a bit of investigating on airbnb/VRBO would help you get a good idea on the market.

We won't really stay in a hotel unless it's a quick overnight stop along the interstate. And if we have extended family along I find a one-night STR stay for that. So even though we are getting into real estate, we still plan on using STR extensively.

Proper is really really good! There is also a STR insurance brokage call Steadily.

After staying at around 30 STRs I can give you my 2 cents. Usually, we are up and out the door around 6:30-7 AM to start our drive...we drive pretty much everywhere. So, it's tough when I have a list of things to do before we leave with our small children. I totally understand taking the trash out and happily do that, but the places that give me a list of things to do I don't exactly appreciate, and we won't have guests do it.

Quote from @Brooklyn McCarty:

Bill Faeth just had a recent podcast about this. It’s worth a listen.

As someone who is from southern Ohio, about 90 mins from Hocking, I think it’s a good market, for people who got in before the Airbnb gold rush. Right now though, the BIGGEST issue is, there is like zero inventory. Nada.

I'm about 30 minutes east of Canton...same problem. Most be an Ohio thing right now.....
