We have a guest house but utilities are connected at the main house and there is not a seperate address for the quest house. Do I have to declare the income if I rent it out since the main house is paying all of the bills?

Hello,

I have been living in Austin for 2 1/2 years working on a home we purchased, trying to decide if I should sell or hold it. I am a licensed agent in Texas after having worked as an agent in Las Vegas. I have my license hanging currently. I started out as an active agent here and found I was writing multiple contracts and getting outbid, showing rentals all over town for next to nothing or showing up at a home after being giving a lead only to find another realtor from my own company there also. Anyway, not complaining it is what it is, a sellers market. I have decided to venture into the investing end of the business and I am looking for a broker where I can take my license and buy and sell real estate with low fees , investor friendly and maybe get a few deals in between.  Anyone have any suggestions?
