The house is a homestead... I think the prices are going high for 4 more years in LA and than it will probably drop so i plan on selling in the next 4 years. 1031 exchange doesnt work becuase you only have 180 days to close on the house ... i may need 1 or 2 years...

buying in other markets is an ok idea.. any one think of any other strategy to avoid paying 100k+ in taxes.. because i am eventually going to use it to buy more real estate..

Anyone been successful at auctions? and is there any strategices to winning at these auction.. i went to one of the house and 40 people showed up.. there is heavy compeittion because the house is worth 400k and selling for 200k

i bought a house in 2011 that was at $200 and now it is at $500, i think the market is still going up. My strategy is to wait 4 years than sell it when the market is high and than wait for the market to tank and buy 3 houses with the profits. My concern is when i do sell it i have to pay a lot of taxes and if i do 1031 i only have a few months to sell it to avoid tax.

how can I sell and avoid taxes.. if i am not ready to sell it in a few months.. i want to sell it keep a lot of profit and wait until houses go down in value than buy 3 houses.. what is the best way to do this.. 

im sure some of you guys have the strategy of buying cheap selling high and buying several houses when the market tanks.. how do you minimize your tax liabilities?

thats a probate auction... it is substandard.. we are not allowed inside the property.. how much should i bid?

I see a few houses that are for sale at probate auction.. what do you guys think of these deals.. what happen if i win the auction and change my mind? can i still decide or is it too late? what are the penalties?

I could keep 2 walls up and avoid the city giving me issues with new construction... I think that's a great idea. the house isn't stable and I rather put new wood and redo the whole thing.. but I want to avoid all the blue print and stuff with the city.. can I just leave 2 walls up and remodel it exactly as it was before and avoid the city all together?

I found a house that is burned on the inside. They said the roof is coming down adn they wont let me inside until i fully paid for it. i cant inspect it. The city is aware of it and I hve to go through the city. This is in los angeles. Anyone know exactly what i have to do to flip this house? is it expensive to make a burn house new? do i have to rebuild everything .. am i just buying the land?

how were you able to buy this land for $800? Where can i go to buy land this cheap in southern california?
