Noe is also incredibly easy to spend time with. He was able to provide us with rough numbers from his contractor on renovating a couple of detached garages! It helped us understand what the underwriting would look like if we were to purchase the property and house hack it.

Hi all
I would love all questions and feedback/thoughts.
I would love to take all my skills, talents, and experiences and break into into the real estate industry. I know I have skills that would cross over. I just need a little kick or something.
Anyone looking for:
• someone to wrangle all the different aspects of marketing and developing creative assets for a business
• someone lead the development and management a course/program, including the marketing to sell it
• someone to help develop systems and processes (SOPs), especially marketing, social media, outreach, client inquiries
• someone who can manage multiple vendors and projects
• someone who has proactively mitigates risks
I have 20+ years in advertising/branding/marketing/design world. I was an art director/designer for 20 years and for the last 4.5 years a creative project manager making sure projects were completed on time and on budget. I also have experience with online marketing (specifically funnels) and working for course creators/facilitators — specifically coaches. I love helping to define the customer journey/experience, developing and setting up systems, and mentoring those with less experience.
We just finished our mostly DIY home renovations and I managed that. We're close to completion on another flip (not self managed), so I have experience and understanding of the whole process from buying to selling (when it sells, listing end of May). And we plan to continue to buy properties and build a small portfolio.
Where would such skills and experience be best? Who would be great to talk to as I start down this rabbit hole?

I really liked Jim. He helped us get insurance for our flip here in Austin. Patient, kind, and knowledgeable (from what I can tell). He has access to all sort of products. Maybe give him a ring and have a chat.

Are you taking the 99k from the original home you bought in 2011? Wouldn’t that make the debt on that now 99k?
Or is the 99k from your Texas house?
If it’s from the Texas house, will you be able to rent the house to cash flow?
If so, then you’ll have 65k minus fees to put toward your next property?
Does the 2011 house need repairs to keep it renting at top dollar?
I would first start by asking for a referral to those people in the STR forum for your city.
I’ve used Next Door, Thumbtack, and Turno to source people. Have you read the books on STR? The one by Avery Carl is a great place to start.
I interview and ask for referrals. Then I test them on a small project to see how they communicate and their work.
I communicate and ask for the things upfront, essentially expectations. I get at least 3 estimates. And I meet everyone in person at least once. Could be over Zoom.
If they check all the boxes then I hire them. I keep close and open communications for the first 3-4 jobs until there’s a good flow. Then I loosen up a little. I check in with them every couple of months to keep the relationship alive even if I don’t have any thing for them. And I see what I can do for them as well. Either by referring them or being a referral.

I’m a newbie and I’d love some opinions on which might be preferable and why. we’re trying to decide btw 2 credit unions, both have great rates, no fees, etc this would be to buy our first flip.
we can get a HELOC for $300k, no appraisal, 3 week processing time, and would have to pay interest + principal.
OR…
A HELOC for $300K, pay $750 for an appraisal, 2 months to process, but only pay interest for the first 5 yr.
I have two different concerns…having higher holding costs in the first scenario if things go a little sideways. In the second scenario, there’s the appraisal fee and longer processing time.
We aren't looking for deals yet, waiting to get the HELOC locked down.
