Hi there...my husband and I are considering Naples for exactly the same reason; we are looking to visit and see properties this summer (maybe not the best time, but that’s all that work schedules allow at the moment). Would you mind if I pm you re areas you looked at before purchasing? We are also out of state and the range of options in FL is overwhelming. Best of luck to you with the rehab and tenant search!

I agree with the above poster, after re-reading your initial post. I might entertain their offer, but only on the following conditions:

1. You have some time to dedicate to this process: you will be evaluating quotes, learning about laws re abatement, etc., and sourcing trusted pros to help you.

2. You have a little $$$ to spend on the above. I'd get a good idea of how much these repairs will cost, which means money for inspections...and a good attorney to evaluate all contracts.

3. The numbers make it worth your while (this is where the negotiation process comes in).

The fact that it's in such a great location plus the sellers want to work with you--that would have me taking a second look...Please keep us posted!

I think you did the right thing in trusting your gut. Yes, stuff will come up in inspections and there is a learning curve but this sounds more like a trial by fire! Every other deal that comes your way will probably look amazing after this one...and there are always other deals out there...
