I live in metro Atlanta.  All areas (except for maybe very expensive areas) have some 'bad' or lower end areas.  It is a seller's market and the good 'deals/houses' go within a day or two. And then if that contract doesn't work out, they just call the next person who made an offer. They don't even have to wait another couple of days. There are bidding wars etc. It's difficult for me to find properties and I live here. I don't think people will work with someone out of the country. It just raises skepticism. If I was a seller and I had a line of people, I wouldn't work with anyone out of the country or state for that matter. Sorry to be a Debby Downer. It's just the honest truth. The houses that sit are the houses that are overpriced. And I'm a licensed Realtor.
