Hey John,

The individual sent me a lease between her LLC and us as individuals. But the Venmo is her personal account.

Anything I shoudl keep in mind here? Warnings? Red Flag?

Quote from @Trevor Burns:

Have you tried using Zelle?  It's instantaneous, you only need to provide a phone number or email and no cost to you.

My attorney said do not use Zelle

Which is the safest in terms of SECURITY for the renters?

What is a safe ( for renter) way to pay. I do not ask for Venmo or Zelle.

I have guests we really like who im offering a private lease .

Paypal? Or Bill pay? And when exactly do we give them the door code? Same day of payment? Thanks!!

Will an unsecured lease buyout cause any issues on my credit (other than the hard pull), as we are preparing for a home purchase within the year? I have 95K in cash and do not really wish to pay cash for the auto. Bought it below market and has 10K miles so I figured best to keep it. I didnt want to have both husband and my credit ran and I may be able to just use my credit thus the reason for no traditional bank. Its through SunTrust.

Hopefully I can bump this thread: The response for a certified Podio expert is minimal- I only received one call back at the top $200.

Ill try upwork or Freelancer / guru.com.

I have pretty much figured out the build-out for a non real estate company - the only thing I am stuck on is how to communicate between the workspaces ( which I can figure out by playing with it) and how to get your contractors using it ( invites etc).

Thanks, everyone. Yes, it's learning the loan docs that's going to be the more time-consuming factor.

Its only in California I heard the rates being approx 150$ some receiving via the Escrow office $200.

The Loan Signing Notary course is taught by an online guy and does it for a living making 10K a month or more.  He has an entire system/course to make you one of the BEST!  So that Escrow officers can rely on you!

He teaches how to package the docs etc and goes over loan docs page by page. There is a support group via Facebook.

For me, it's about saving for my first property and serving Southern California as a Notary Loan Signing Agent. Its a legit service and very serious. ( for the scammy comment). Getting those loan docs correct and helping the buyer understand - any mistake can set an escrow officer back.

Thanks again.

Ill have to network like crazy. Just like any other business. You have to get business on your own but he shows you how.

Have a good day.
