Alfonzo....congratulations....you're on the road.  Sounds like you might not have made the best choice on your first lender but you'll get better over time.  I'm a newbie also and I understand the organizing thing.  What I started to do is just calm down and take it one step at a time.  I try not to get ahead of myself but I want to make sure I take action.  Each day I take some time to study and take action.  I stay calm so that when ideas come I can process them.  I think if you do your due diligence each day one day you will wake up and say "Hey, I'm organized and on track and a REAL investor (no longer a newbie).  Best to you and keep up the good work!!!

This is a bit confusing to me.  How do you know the difference between a guru and a bonafide RE Investor Coach?

I'm watching training on avoiding some of the problems with closing wholesale deals and trainer is suggesting user the Seller Side Hud form.  Do you know if you can use this in California?

Thanks gentlemen for taking the time to respond to my questions.  I think all of your input is valuable.  The "knowing your market" ....I'm learning how to do that.  I'm a member of several sites that have tools to make it quicker.  The letter of intent.  Brilliants.  In fact I used this on the residence I live in now.  My first and only investment.  Good to use in wholesaling also.  Learning that basic tools can be used in lots of scenarios.  Thanks again guys!
