 @matthew miles when I flip homes I usually have my three types of homes.  Walmart, Target, or Nordstrom.  

If you replace, countertop, cabinets, floors, backsplash, appliances

Walmart: 5-6k w/appliances

Target: 8-10k w/appliances

Nordstrom: 15-17k w/appliances

If you can salvage cabinets and just refinish them, you will save more money. What areas are you looking at? I can keep an eye for you, since I am constantly looking on the MLS for my clients who look for homes with MIL's.

Looking to buy a MF property in Idaho and want to see if their are any rates better with Commercial lenders than 6.25-7.25%?  I was told from a bank that this is their current rates, but wanted to reach out and see what others  have heard from lenders.

Thanks for all that info.  I would love know more about your area.  Sounds like you know it very well with all the investing you have done.  I have been looking online for two months on properties and have an agent sending properties.  I would love to connect since your an investor and I know I can learn from you before I begin purchasing. 

I want to buy preferably  Multifamily properties soon.  We plan on coming to Florida in early June to see areas, properties, meet with property managers and contractors if we need to rehab the property.  

Any help would be appreciated.

@Ethan Teuscher start attending your local REIA groups. I attend the Salt lake ones, and have gotten numbers from local hard money lenders that I have borrowed from for several homes I flipped. I like using local hard money lenders. Attend your local REIA meetings.

Hi Andy,

I saw your post about your rental you have for sale.  I am curious to get your opinion about Long Beach, Pass Christian about buying rentals there. Trying to get more input from others that have or had investments there.

My husband and I are interested in Mobile home parks to buy.  We have sent letters out and hoping we hear back, but will continue to send out.  If you guys hear of parks in smaller towns let me know.

I been spending time researching Des Moines and I really like what I see, although their isn't much for what I am looking for.  We are wanting to get 2-4 units, which is smaller but seems hard to find. I am online daily looking for properties.   Would love to connect with others that know that market better and watch for deals and hoping to get something in the next month or two.
