Post: Acquisition Cost RE VA Loan

As a Fix and Flip Investor, we were happy with the waiver on the FHA 90-day Flip Rule. Unfortunately now we are up against government control in regard to cost of acquisition and profit margin with a VA Loan. We have been told that the Investment Property cannot get a VA Loan if contract sales price is over 20% of the Investor's Acquisition Cost. Does anyone know the exact verbage of the rule? Does it include rehab costs as well as actual purchase price? Thanks. :D

Stay true to who you are, your principles. Two wrongs do not make a right and VALUE is not always in the $$$$. People who are true will support you no matter what, but takers never pay.

We do it for real, no bells or whistles. Fix and Flip is easy, after you get greased! Gotta' do the homework (leg-work).

I just purchased a fix n flip at auction. The defaulted owner occupys the place. [b] He does have a job. They have two vehicles. The home is over 2300sf with a pool, they have lived there for FREE for the past 10 months. Thanks.

Hello, my name is Beth. I have several years experience in real estate investing. As I stated in the title, I am from Clovis, California Currently I am self-employed flipping houses.I am always looking for new things to learn. Going forward, I would like to fix n flip 20-30 properties annually, but as of now I have only the two, one of which I rest my head at night.
