I would no longer listen to talk radio ALL day long if i had to listen to folks like Al Franken. If i wanted to hear that crap i would just turn on the today show or watch Katie Couric.

They think that WE don't know THEIR perceptions of how things should be and therefore if we only knew we would become one of them.

Our forefathers are rolling around in their graves. I wonder what they would have to say about the liberal movement.

I looked into that a couple of years ago and that data is VERY expensive...keep us posted if you find something reasonable.

I would pass on that one. Yes, it SOUNDS very enticing...a $2300.00 per month coming in but I have to agree with Jon again. i don't want to pee on your tree, but I think if you go through with this deal you will loose your shirt.

keep looking. There are thousands of deals out there that are actually GOOD deals!

Sorry about your situation! I am assuming that since you are living in a 4/3, you have a family.

Some of the banks are working with the tenants. Get your receipts gathered up from your rental payments and call the bank to see if they have a program for you. If they are not:

Tell the landlord that you are going to be moving out and you will be needing your deposit back. If he says he doesn't have it or cannot give it to you tell him you want 1.5 months of free living while you save for another place. have him put it in writing.

I agree with Jon. Hard money is expensive and should only be used for the very short term.

Give us more details... how much is the property? what would be your monthly payments on the loan be @ 6% @10% @ 15% or even higher since it would be hard money.

Then factor in utilities, water, sewer, electric, gas etc if you are covering those for the tenants. Don't forget about taxes. are they higher if you dont live in the property? are they higher if its a rental. are their city taxes, county taxes etc....Michigan charges more taxes for properties that are not lived by the property owner.

will you have extra money available to fix any damages, roof leak, water leak etc...

Be careful with your Realtor too. SOME of them LOVE newbie investors.

Why does anybody pay any attention to RealtyTrac? There data is useless & wrong in most cases (at least in my area). If there data is WRONG how can they use that same data to make any ANALYSIS? I keep hearing them used as a "source".

we had that problem back in September. The credit markets are STILL very tight! Make sure that your listing agent is taking back up offers! Even buyers with perfect credit and job histories are getting rejected.

A broker friend of mine told me that he cannot get ANYTHING through without AT LEAST 20% down & even those loans are taking 2-3 months to close, IF they close.

Luckily our buyer went through but it was a 2 month ordeal.

edited to add: a colleague of mine just lost a deal because of this...and one of the buyer's lost a job...

No kidding! I saw that on the news yesterday and told my husband that all these demroids need to move to France where they already have a similar system in place.

I am amazed that our ELECTED officials couldnt even take the time to read the bill that WE are going to be paying for. (im not really amazed, nor surprised).

i feel powerless. i can only shake my head.
