Post: Rehab construction. TO SIDE OR NOT TO SIDE ?

Our renovation we just purchased has wood shake siding on the front and asbestos on the side and rear of house. What do you think about just siding the sides and rear of house and matching the front wood shake with paint?

Or just repair wood work and paint whole house?

This thought came to us to help save money and in our area allot of people put vinyl look alike siding on the front of home and double four siding on rest of house. 

Also we do not need the chimney anymore. we are installing high efficiency furnace and water heater. We dont know how we feel about leaving an abandoned chimney on the home. ANY THOUGHTS ? Plus the chimney could use a little re pointing too. And fake cement board that looks like asbestos siding for patch work is not cheap either.

Tomorrow we will be closing my first rehab flip very excited. I have helped a local builder buy land and rehab properties for a year. Now I am super excited to start this journey that I have been thinking about for some time. 

Already in the time it took to close on the deal ( 40 days) we have already lined up 90 % of the contractors, appliances and materials we will be using on this house. It was hard not jumping into flipping sooner, but glad I waited this long. It is much easier now knowing all the contractors, and suppliers and going through the whole process front to back. I was even able to become a cabinet wholesaler to save a couple thousand on the same quality cabinets I would have purchased somewhere else.

Any tips from anyone starting there first flips?

Hello all,

I am a long time member and first time posting.

So I recently started a marketing letter campaign and so far I have had great response rate from my letters. So far around 10% response rate, no deal yet. For me in my area with my marketing pieces I have created it may be the best I have had.

How has YOUR direct mail marketing campaign worked for you in your area?
