Another option is to take the drawings to an structural engineer and have him or her to sign the engineering drawing not the architecture. That should be just enough to pass the building permit since this is a small project.

I am from California as well and I just made a visit to Cleveland last weekend. As other people told you, you should be expecting that amount of money for a duplex in B- C+ area and around 125k and above for A class areas like Lakewood and University height. Don't give me wrong! This is still a great number to cash flow if you do it right. I would recommend to spend some time here in BiggerPockets to study the Cleveland Market with all amazing resources that people generously offered. Get a very good understanding of the areas there and then make a visit to the city itself. There are some rough areas there but some of the nicest area in Cleveland are even better than the ones I see in Bay Area and I live in an A class here. It will be an eye opening to go there. I think Cleveland offers great opportunities for investors.

Thank you for opening up a great discussion. I am also located in Northern California and I am thinking to invest out of state. I have already built up a rental portfolio here started investing in 2011-2012 but it doesn't make sense to invest in California anymore. That's why I have been looking to invest out of State . I would love to hear from you guys experiences and learn from you. Thank you!

Hi there, 

I am an investor from California. I have become interested investing in Cleveland Area. I spoke to a friend of mine who lives there and he suggested me Lyndhurst area as a safe Class B,A area to invest. My strategy is buy and hold for cash flow. Do you guys have any advice or recommendation for a better area to invest?

The first thing you need is to find a good architect who is an expert in designing multi use building and understand the development process. Once you develop the overall design, ask several contractors to get a realistic construction cost. It is definitely a complicated process but If you chose a good architect and educate yourself in the process you should be fine.

Hello, 

I have been searching through for income properties in Kansas City. The numbers are pretty good but since I am from California, I was wandering if anyone has any knowledge about different neighborhoods there. I likes the opportunities in Raytown and the area close to the Kansas City Zoo. Please let me know if you have any experiences in these areas or if you have any recommendation about other areas as well.
