I'm a sole proprietor and am exploring ways to diversify some of my existing retirement funds. I'm very interested in speaking with someone in the Seattle area that can council me through rolling over funds into a solo k for real estate investment purposes. 

Does anyone have any recommendations for professional services in this area?

I have a question around cash purchases. I'm in a very fortunate position to have a family member willing to front the cash for an all cash offer on a home for me. Ultimately, we want the name on title to be me and I'll be paying them back through a separate arrangement. Transaction wise, is it possible for them to give me the cash and I buy the home outright? Or would they need to purchase the home and gift the property to me?
