Cash out on long term debt is up to 75% with most DSCR lenders right now. But there is a PPP of at least a year. You will pay for it in IR though.

How much do you own on the property?

 Free and clear property. 

no one offers HELOCs on investments, so looking for an alternative to funds in my rental

Is there anyone who knows of any good cash-out refinance lenders?

I need a lender where I can pull the funds out fast.

Low fixed rates, and no pre-payment penalty!

Any Ohio lender suggestions?

I have been calling all day... I mean all day...

and banks do not seem to be offering HELOC's loans on retail properties anymore.

I used Ped Credit in the past, but even they have stoped.

Any suggestion for banks still offering HELOC's on rental properties?

I like HELOCs because you do not have to use them right way, and you can put the funds back into the property

I have a property with a lower ARV, but I want to open a HELOC on this property and have the funds on standby for when a good deal comes along.

This deal is based out of Ohio. 

Do I have to pay interest on my HELOC loan if I just have it on standby, but not using it?

Also, where can I get the best rates for my HELOC loan?
