And you are right I missed important details:

- I'm looking to buy & hold single-family houses that need repairs. an exit strategy is to sell after increasing the equity of the property.

- I gonna do it as a full-time job; I am thinking about refinancing the properties and keep buying.

- 250-300k 

Do you also have additional recommendations about the greater Tampa area?
