Hey all!! I am in the education stage and I am interested in getting a multi-family at the beginning of 2020 (moving back to the states from Europe) to do a BRRR / house hack. The thing is, it could be anywhere! My fiance is planning on doing his pilot license so somewhere with good weather year round would be a plus. We would like to buy a multi family, rehab it, live in one unit, rent out the other unit(s) and then refinance it. I am looking for a cheap market as it would be my first deal. Currently, I am looking at st. Petersburg or Jacksonville Fl. But, because our options are infinite, I am having a hard time narrowing it down. If you were me, where would you go? Also, do you think my next step would be getting a good real estate agent in various potential markets and just see which market I find a great deal in?

 Thanks for your input Suny!! I could also use the money for any kind of education including certificates (I was looking at a Harvard Extension Real Estate postgraduate certification) or trade school as well.   It is a 529 account so there are no taxes on it if used for education (and that's why my grandparents want me to use it for). Also, that money can be used for room and board etc while attending school. So ideally, I could use some of the money to possibly pay my mortgage if I bought a home and did some house hacking (I am perfectly fine renting out rooms etc.).  But if I did a full MBA I wouldn't probably have any money left to put it towards the room and board.  That is why I was thinking about the certificate.  Just trying to figure out the best way to use this money, get a good education in real estate (from every path possible) and find my first deal!

Kyle, thanks for your reply! Sorry, I teach English and I started doing social media marketing about a year ago. I don't teach it (not that far along yet). Sorry that wasn't clear. Definitely reading all the books, podcasts and everything else. That's the easy part to know what to do! I just don't know if I should pursue a master's or not.

Hey everyone!  I just made this account and I am a complete newbie here so any advice here is much appreciated!  I have a Bachelor's degree in International Studies, and minors in Business and Spanish.  I would love to ultimately become financially independent but I am willing to work unpaid internships etc. to get experience until I can branch out on my own.  I support myself and travel the world by working online (teaching English and social media marketing).  However, I'm ready to start putting my efforts and saving up more into something more directed.  I want to be as educated as possible before I begin investing and start off very slow and cautious.  Here is the other thing:  I have a fund from my grandparents that can only be used for graduate school.  They have been pushing me to use it and I was planning on getting an online MBA (I go back and forth between a lot of countries so I really would like the flexibility at the moment to do it online).  From what I have read on the forums and listened to on the podcasts etc. so far, it doesn't really seem like it is necessary to get a master's and maybe my energy would be better directed getting more practical and hands on experience.  However, I have the money for the degree... what would you do?  Thank you guys!  I am looking forward to getting to know you all better.
