Hello John, Thanks for your help.
I saw you were in naples, i own properties in golden gate naples, and also winter park. , but i live between Miami and Santo Domingo now.
Getting back to what you wrote , basically if i have a deal with a Licenced originator , i can lend as much money i want? (of course for now i am assuming only my companies money)
And am i entitle of a share of his commission ? ( i am basically referring to the points paid by the client when i give the money )
Where can i check the requirements for became licence? on the web i don't find an institute for money lending or an exam , shall i refer to a mortgage broker licence? is it the same?

Hello . I would really appreciate if somebody can help me. I work for a Real estate Company in Florida, basically we have a portfolio of property which produce a positive cash flow. Now we are changing the business due to to poor IRR that property produce, and we started to do some hard money . Actually we only did 2 until now, thanks to our title company that basically did all the due diligence.
We had a positive result, because there are not maintenance cost or other issue that usually happen with property.
We could invest 5 million$ in the next 2 years, but we know we need a licence , at least it's what our Title company told us, what i understood is that the maximum amount of deals possible are 3.
We would like to know what requirements we need in order to get a Florida Hard money licence .
For now , we don't want to collect or raise cash, we just want to invest our liquidity, in small deal 100-300 each property, for 4-5 million dollars.
We usually charge 2 -3 points and 9.5-10 % interest only. We know we could probably make more if we have our now licence rather then a broker involved that only pass back to us 3 points.
We would strongly appreciate an advice form an expert.
