We have decided to look at properties on the other side of town, at least as we start. I've been told by others that the Hilltop area is rundown. I know this isn't necessarily a bad thing, especially since it faces a main road and is very visible. It might prove to be a cash cow for someone whose willing to put the time into it.

I found a great location very close to a major city, but it's on the West side, which seems to be a C class area. The property is right on a main highway that goes strait into the city, but has a very run down neighborhood behind it. The seller has gone way down on the price, and it's stabilized with 90% occupancy. Do you think it's a risky purchase for a first time investor?

I'm in the same boat as your spouse. There doesn't seem to be much information out there on exactly what counts as logged time toward the 750 hours. If some of that time is used towards getting educated in real estate, shouldn't that count? Let me know if you find more information.

I'm currently in the process of purchasing my first multi family property. As I wait for the deal to go through, I'm spending a lot of time listening to pod casts and reading real estate books. Can this learning process be counted towards my 750 hours that I need to log for the year to be considered an REPro? If I were to take an online real estate course, would that be a tax write-off?
