When you've made a "subject to" purchase, do you typically handle the transaction through an attorney? My understanding is that's part of what can make it a good deal for the buyer (and seller), is it can save on closing costs, down payment, and agent/broker fees. Obviously you'll have an attorney fee though.
Am I correct in that thinking?

I'm considering setting up a consultation with a local attorney so when the opportunity for a deal arises, I'll be ready with the correct & legal paperwork to make it happen.
Does anyone in Wichita, KS have recommendations for an attorney who is knowledgeable in real estate transactions? Not just an attorney who understands the rules & regs, but someone with experience handling transactions such as "subject to" deals, "seller provided financing", etc.
