Hi Everyone,

Long time listener/reader, first time forum participator.

I am new to the RE investment world, but working on getting started ASAP in the Boston, MA area. My goal is buy and hold multi-family (1-4 units) homes with positive cash flow. I hope to leverage my background in Finance and as a Certified Financial Planner (CFP) to pursue my interests in RE investing.

I look forward to connect with other BP members/groupies around the country, but definitely in the Boston, MA area.

Post: Homeowners Insurance on a Duplex

Hi All,

I am considering putting in an offer on a duplex and wanted to calculate exactly what my monthly costs would look like.  I got a number of homeowners insurance quotes that were far more expensive than I anticipated.  I have had renters insurance for a number of years and had to file 2 claims in the last 3 years (one for a break-in/theft and the other because a water pipe burst and displaced my wife and I for 40 days).  I have received quotes between $4,000-$6,700 per year!

I am wondering if I can have my wife take out the homeowners policy under her name alone, as she was not listed on my renters policy.  Or are there any other moves I can make to reduce the annual premium?
