@Account Closed mentioned attending local groups. We have a lot of great ones here in RVA. I'd recommend you check out ACRE, which has a meeting coming up on the 19th. ACRE. The group is hosted by a successful businesswoman who is getting into syndication herself. I won't make this month's, but August is already on my calendar. Tell Patricia that Taylor sent you! 

The question of adding value is huge. What is your background in general? Think about how you can use that to add value. For example - I have a background in Chemical Engineering and sales.  Through that experience, I offer a detail-oriented ability to analyze deals and am able to learn peoples' needs and handle objections.  I have a great understanding of the Richmond market and our broader long term trends. Finally, I have a successful syndicator on my team, which opens up into his massive network. (among his many other accomplishments)

Hi @Matt Curtis!  Are you a U of R man?

I'm actively seeking apartment communities here in Richmond for syndication opportunities myself. Richmond is a great market. Low volatility compared to other similar markets (in the light of recent economic downturns) and strong long term growth (20+ years). Plus great colleges and the Fed. But you know all of that!

I do not have an active opportunity to discuss right now, but I do know a successful businesswoman in the area who has a current apartment community opportunity. I'd be happy to connect you with her. I'd also be happy to talk with you sometime regarding your goals as well.

@Adrian Stamer  I agree with your analysis of the area. There's one brokerage in particular that always seems to have a few extremely overpriced buildings up.

@Ross Sumner Where did you find the opportunity, out of curiosity? Broker? Networking?

I have some questions below to help elucidate your situation a little more. I think the best answers to your questions depend on your specific situation.

What do you need out of a partner in order to close this first multi?

Do you have a specific geography in mind, such that boots on the ground would be helpful? 

How many investor dollars are you able to get through your own network, i.e. will you need your partner to do a significant portion of the raise? 

To be bold, what value do you bring to the table, why would someone want to partner with you?

Why not invest in apartment deals? The scale makes management and other expenses lower cost per door, and the work of finding deals is done by sponsors.
