i still dont have much money saved to buy a property but im trying to find something to put it into so it can grow. I have about 3500$ and i want to grow it to 10 within the next couple years. Does anyone know of any good REITS? i can put it into?

Post: anyone see any tax sales going for less then 10k down?

I have about 3k saved right now and planning on building it up to 10k. I live in southern california and the market out here is far out of my price range. Im looking at some place probably midwest where i can put my capital to better use. Im looking at rentals not buying and flipping. If the opportunity to flip comes up i will, but that is not my main focus. Any ideas on what state/area i should look into??

Ok so whats a good ammount to start with?? I got into this because i used to work with a guy who worked at a bank and did property investing and was teaching me about it. He bought mostly out of state and used property managers. He said you could start with as much as $5000. I am saving but where should i be looking? He recommended texas and idaho. Any ideas? And jon, yes i am sort of conflicted. Those are sort of secondary goals, i just thought they would be good to have and help me learn the industry. I have actually my whole life been trying to be a fireman, like my father, and i have done all the training and schooling and i currently am working part time as one. I realized something though. Its not really a job you can do your whole life. It pays well but not well enough, it takes up lots of your time and id like the freedom to be with my family as much as possible. So now i have shifted my momentum. I have to totally change my thought pattern now towards business. All i have ever known is how to be a fireman. So yes that's why i have been on here doing my research.

Oh my apologies Scott, im only 23 and I have talked to many people of my goals and i have met with much criticism. All i am ALWAYS offered is negativity. I am just sick of people telling me "The real estate market is horrible right now" "Why would you want to do that? all those people are looking for jobs" "There is no money in real estate right now nothing is selling." I have read the articles in fortune and money magazines and have seen the stories of people picking up foreclosures for pennies on the dollar all across the country and making money from them. I would love to start investing right now, the only problem is, I am currently a student, I work part time as a pharmacy technician at a hospital, I only made 30k last year, I only have about 2k in the bank, and my credit score is not great. I dont think i CAN start "RIGHT NOW" not until i can get myself a better job, fix my credit and put some money away, unless I am missing something? Which i hope that I am. That is why i am here trying to find out from people who have been in my shoes and learn how to make the right decisions. So if you have any advice on where I should start it would be so greatly appreciated.

your right and i know this. To become a broker in CA you need either 4 years prior experience as an agent or 2 years with a 2 year degree or none with a 4 year degree. I understand this. But what i meant when i said i would rather not work for someone i was implying id like to own my own business and be my own boss, i understand to get anywhere you have to start at the bottom i know that wont happen right away. Every teacher was a student once.

so what does that supposed to mean? Im sorry but can you predict the future? Because i cant. Are you implying i should just give up?? Everyone has dreams, what was yours? Did you ever achieve it? Yes there are many "what ifs" in this world. If i stopped every time someone told me something wasn't possible i wouldn't be where i am today. I came on here for advice not negativity.

thank you for the advice mr green, yes i want it for the knowledge, to be able to eventually buy and sell my own properties, and i was also wishing i could be an agent part time while i go to school. Once i finish my degree im looking into becoming a broker eventually. My final goal though is to just own and manage my own investment properties.

i am a business student at csun and working. I have also just obtained my california agent license. I want to become a real estate investor, using rental property. Where do i start? I was thinking of working for a commercial property firm? Id rather not have to work for someone though.
