As the Blockchain grows, more opportunities are going to be available to invest as little as $100-$500 in commercial real estate. Is this attractive to anyone else? Has anyone else heard of this type of investing? I'm interested in hearing what you think.

The truth is that all of those strategies work, and people have made a lot of money on each of the ones you listed.

The investment strategy is up to you, but how to strategically accomplish the investment strategy once you pick one can be the hard part.

I started out with a 10 unit multifamily building and then bought a 30 unit and now have about 275 units. It all depends on which area you would like to focus on.

What I would say is if you're just getting into it, it's always easier to focus on a strategy that your local market has to offer so that you don't have to travel too far to get your toes wet.

I'm happy to help. This is how I started my career. Living in townhomes/SFHs, renting them out, and then selling them to build a profit.

This depends what you're leaning toward, but if you want to maximize your cash this is what you should do:

If you sell now and repurpose the money into securities, you'll end up paying a capital gains tax because you're not buying a "like-kind" property. With that in mind, there are two other options. If you sell, you could take the profits and roll it over into a new property, or you could keep the money in and rent it.

Those would be the two best ways to maximize your cash.


What I would do is this: look at that market. You bought it two years ago for $600k, and it's now worth $850k. If you think the value will continue to rise, it may be smart to hold since you'll be able to take advantage of the short-term rent payments and long-term property appreciation. If you think this neighborhood and market is saturated then it may be a good time to take your profits, walk away, and roll over the profits into a new home that you can sell later down the road.
