@Theresa Harris yes there is but my friend bought a house there for $20,000 and cash flowing over $600 a month and not sure if I can get that ratio here in Colorado

@Ben Rhodin I am looking for pure cash flow and care less about appreciation for sure. But do you think it’ll be wise for a first property out of state? I have another friend in the same market there too and bought a house for $20,000 all cash and cash flowing over $600 a month

I was talking to someone and they said they use to own a $400,000 rental property in California but sold it and got 7 properties in Michigan and making 5x more but still ended spending less than she did on that single property. I live in Colorado which is also a expensive market but for my first property should I just focus on my local market? Thanks

@Kris H. I only really care about cash flow and the loan pay down. I’ve talked to several other investors that also don’t care about it and they doing just fine
