Has anyone started a new Airbnb arbitrage after the new laws in Philadelphia went into place April 2022?  How was your experience? How long did it take for you to get everything legal (permits etc) so you could start Airbnb.  Trying to see how many months of rent I would have to float before I can start generating cash flow to pay the rent.  Should I use a service such as permitphilly (they charge 2600$-ish to get you all permits) Thank you in advance!

@Justin Dziedzic sorry I somehow missed your post!  So far I still have not been able to secure a property.  I am finding that the sellers are budging at all.  The price is overinflated and they don't want to fix anything on the inspection and most of the ones that sold ended up being all-cash buyers.  Hoping things start to settle down in the next while so an opportunity comes up.  Have you had any luck?

Quick question - looking at a property at the Sheriff's auction. How do you find out if there is a lien again the property from a mortgage company? All the liens I found were tax liens and all the searches the county office are based on the property owner's name and not the address. Does anyone have a sure bet way to do this even if it cost $ ? Don't want to bid & win a property that happens to have a mortgage lien! Thank you in advance.

I am also currently looking for a property here in Lehigh Valley (BRRR or multi-unit with good cash flow)

@Lloyd Preece any luck so far?  If so, any tips?

@Charlie Cooper do you have any recommendations for off market deals? Finding everything hitting the MLS is overpriced. I put in a few offers in the past few months and got out bid each time. Also, do you have any recommendations for local REI groups here for networking?
