Good afternoon everyone
When you're selling your house using seller financing what forms do you need? Do they get the deed or something in leui of the deed?

That's a great idea Mr. Gulley, that way when i join them i can piggy back off their 501c3 and still get the donations and volunteers needed for my projects. Awesome.

ok. Thank you @ Wayne Newland. I appreciate your hearing your position. I will definitely factor in all aspects. I'll probably go more of a volunteering and donating aspect in order to save money on supplies and labor.

Good morning
So due to life being what it is, I've had a lot of Monkey wrenches thrown in my path to success. Credit is definitely not the best but it's not the worse. All my debt is almost paid off. I've looked up various ways to make money without having to go through the whole financing thing. Wholesaling seems like my best options. Are there any other suggestions anyone can offer to someone who's trying to start but does not have the capital or best credit? I can find deals for days but my problem is not having the financial backing.

Good morning everyone
So for a few years I've had this awesome idea in my head that won't go away but I'm not sure if it's a bad idea or a good idea. I want to create a nonprofit organization in which I'd be purchasing vacant and condemned housing, rehabbing them, and renting them or offering for sale or rent to own. The neighborhood in which i want to do this is not the best. However I'm trying to rebuild a community and eliminate a lot of the vacant and condemned housing pandemic that's going on in Baltimore. Good idea or bad idea? Any suggestions?

Good evening everyone
My name is Teerra Davis and I'm new to real estate. I have been interested in pursuing this passion for many years, since 2009, and I've only managed to dip my toe into a puddle. I purchased one rental property in 2009. Now i have more time to focus on my passion for real estate. Does anyone have any advice or anything else i need to know?
