Post: How much to offer?

Just make the offer. You'll never know until its presented. If you wait too long someone else will come in and put in an offer and may get the home.

I made a low ball offer on a 3bd / 2 bath home and Fannie Mae didn't even respond. I sent in another offer and am waiting for feedback.

I'm starting to think Fannie Mae is getting greedy especially since the home has been on the market for 4 months.

I didn't know what my schedule would look like but now that I know, there's no chance I can make it. We're training starting tomorrow and this will run until the end of the month. I wanted to come, and like others have said on other posts, put a face to a name, see what's working for them, identify mistakes they've made, and find new creative ways to invest in real estate.

I don't know how you access the main forum page, but when I go BP new posts appear immediately. I'll scroll through the posts, read a few and then start to recognize posts I saw on my previous visit. That's when I know I looked through the posts on my previous visit.

When clicking a post I want to read, I'll right click the mouse and open the post in a new tab. If I click on the post immediately to read it, after I read the article and then hit the back button, I'll go back to page one. If I don't want to go back to page one, I'll just right click and open the post in a new tab. That way I won't start back at the beginning after reading a post when I finished reading the post.

LOL! Yes I'm in the US. I looked at my watch this morning and somehow my watch didn't realize Feb had 29 days this year. I knew March 1 was coming and I thought it was here already. I told you I had a long month. :)

I wish I could add something of value from February but my day job kept me at work too long and included my weekends. Such a bummer. I did contact a few Louisiana sellers but the numbers didn't work. BUT, I plan to make an offer on a Fannie Mae home tomorrow. The home's been on the market close to 4 months so we'll see.

Post: foreclosure timeshares

I would stay away from this market. I just sold a timeshare back to the company this past December. After we bought the place we found out there were so many things wrong with the timeshare. The seller kept telling us it was possible to stay at other timeshares across the country and they had an affiliation with other timeshares across the world.

After looking back on the timeshare, it was like I bought a used car from a used car salesman who talked the talk but didn't walk the walk. Everytime I tried to book a place they would tell us it's in the wrong color, we're full, or you need to upgrade your timeshare. Plus the monthly asociation fees didn't help. A timeshare may be good for some but there are many who wish they never bought one.

I would seriously stay away from this market. I wouldn't even put it in the category of real estate investing.

I bought several silver eagles last year around this time when the silver market corrected in the high $20s. Then I saw silver get close to $50, can't remember if it passed $50 before it corrected again. "Experts" were bigger on silver last year but the economy seems to be a little better now. I don't know if silver will get to $60 this year. It's election year, the government is intent on passing through some sort of tax the rich, which in turn could raise the value of the dollar a little bit. I think over time silver will hit $60 but it may not be until next year. There's still a lot of silver out there though it decreases every day.

$5 for silver? I know I bought mine when they're high. :)

I just rented out a condo in Hawaii and the price went up 9.5%. It was kept at the previous rate for the last tenant for the previous two years. Then a home I have in Texas the rent went up about 8%. The rents were low compared to other rentals in the area.

Some banks won't do loans under $40 or even $30K. It varies by bank. Try searching or another bank that will provide financing for you. Some local banks might work.
