Tamara, if flipping houses isn't right for you no problem, there are many ways to be successful in real estate and acquiring rental properties is a huge one! It depends on which wholesaler you are going with, typically the companies you see marketing most heavily are the ones with no meat left on the bone, inflated and or bogus ARV numbers and very deflated rehab costs. Most wholesalers like this target new investors due to their lack of knowledge and hopes for finding that great deal but they lack repeat business due to the bad deals they are selling as good. If you look into some of the wholesale deals that they send you, you'll see, as some of the others on this thread have said, that they are sending you a deal that has been sold to several investors before getting to you. I would recommend doing some more research and finding a good wholesaler by going to Real Estate Investment Groups/MeetUps and looking for Individual wholesalers vs. the large companies out there as individual wholesalers are more flexible on price and typically have the better deals with more meat on the bone.

For your first purchase, it would be a good idea to finance the deal with Hard Money.  If you are looking to find a trusted investor with no experience, you may be unsuccessful or receive unfair terms.  With Hard Money, you will get fair terms and also know if you have a good deal to invest in since Hard Money Lenders do due diligence on the property prior to lending.   Please feel free to message me with any questions!
