Why lose a great tenant if you don't have to. It would be a win/win situation. You'd be helping them get into a bigger place, as well as creating an opportunity for yourself. If the numbers are right, I say go for it.

@David Beard My apologies. Yes, I wanted the extra time to fix some things with my credit and also for income requirements. Thanks for the other information. I was thinking 10% would be fair, but I wasn't sure. Thanks again.

@Tom Goans Thank you for the comment. I wasn't taking into account the cycle of the market. Something for me to think about.
