That's the problem I haven't spoken to any cash buyers at all. I've only spoken with real estate agents who said they would contact the investors they knew but never get back to me. 

I'm assuming that's because I don't have a deal but it would be great if someone could at least give me advice on what I can do better in the future. Or where I went wrong with the numbers. @Mitch Messer

I was always told that finding a cash buyer is the easiest step when it comes to wholesaling but I've been struggling to get in contact with any. For context I have an on market which I know not many investors are fond of but I'm hoping that I get lucky enough to dispo it anyway. Should I just cancel the contract or keep looking for a buyer and where do I find them?

So I just a got a "deal" under contract and I'm having trouble finding a cash buyer who would be willing to even look at it. I know on market is not exactly desirable to investors, but it'd be great to get some insight from investors on if I actually have a deal or not. Also where is the best place to market my deal?

I am starting to get very nervous that I do not have a cash buyer and enough money to put up for my EMD. The last buyer I spoke to said he was not willing to put up an EMD so I'm not sure if that is going to be a problem with other people I market to which makes me nervous.
