Hi, answer these questions: why are you doing this? What is your exit strategy? Are you planning to put it in writing? What if one partner wants out before the other? Who pays for repairs? Check with your accountant about taxes and depreciation, probably not if it is primary residence.

R 1 is usually single family zoning 1 house per lot. Adding on may be ok but not More houses on the lot. It may allow an in law unit that is attached buy not to be used as a rental. Check the city website for R1 zoning guidelines. Find out if a lot split is possible. What are neighborhood values? Would a contractor be interested in building a house on the 2nd lot? Also check if you can put a mobile home on the lot. If you can live in the mobile home, maybe you can rent all the rooms in the house -check with building/ zoning at the city.

Hi! How much are you buying it for? How much is it worth in its present condition? What would it be worth if it were repaired? Check with the city or county about the red tag issue -- what will it take for them to allow it to be corrected or do they want it torn down. How much time do you have in your contract before you have to make a decision? Disclose all known issues to a buyer and that you never lived in the property. If there is serious profit potential, get contractor bids & pest, roof & property inspections. Make sure the seller can deliver clear title and that there would be no holding period before you can resell it-check with the title company.

I believe you must allow it, the installation location may vary. Check with the satellite company or their website, they will let you know the guidelines & laws in your state - Fed laws.

It would depend on your list price are you at or above market, recent comparable properties in your market -how much competition you are facing vs. how many buyers for your property - is their property listed? What price compared to comps. Is it priced to sell? What Condition, etc. possibly asking for non refundable deposit, buyers proof of funds & financing in place-loan approval.

After advice from attorney, Re-stage the property and get it back on the market. You are entering the hottest time of the year to sell, the sooner you get it on the market the better, maybe you will get a better offer. In this businees never count your chickens until escrow closes. Good Luck!
