Hi Karen and Joel,
I am not a Social Media VA, but I think Facebook and Google+, are great tools for Marketing your available properties.
I have a client that does Rehabs and she will post the before and after pictures of the properties; then she will post when they are available.
I think those 2 Social Media sites are great platforms for Property Management and New Construction.

Evernote is a great app. Great for organizing notes, You can take snapshots and store them into Evernote.
It's like a notebook you can't live without. You can make as many notebooks as you want.
You can add attachments. - pictures, audio, video and files. You can also share a notebook with someone that you are working with.

Sorry, wrong area - I got a little excited when I saw apps. I tried to delete the post.

Hi,
Are you just looking for a way to collect rent electronically.
If so, you can set up a Paypal account. Your tenants will not be required to have an account; but if they don't, you may be charged for receiving the payment.
I am not sure of the percentage.
You can send a request for payment and send receipts through Paypal.

Hi,
Yes the fees are expensive, but worth it depending on what you are using it for. I haven't been a member for a long time, so I can't give you an exact dollar amount; and you may have to have a sponsoring Broker, so just check that as well.
Some ideas:
Work with a local Realtor who can send you feeds, but of course you will give them business.
If you are looking to do a rough estimate on comps, there are other ways to get an idea about what you're working with. County assessor site, use the MLS site as a visitor and search the property criteria and do the comparison.
Just some ideas, everything is expensive in the beginning.

Hi,
You may also want to have your list of rental guidelines ready for the potential tenants, especially since they are college students.

Hi Teri,
Speaking as a VA, you can send your assistant the leads, they can assist in finding leads. Are you referring to buyer/seller leads or contractor leads?
It depends, do you do any marketing where you already have the leads coming in, like through signs, mailings, etc.
A lot of investors use craigslist to have their VA search for FSBO leads, I'm sure every town has it's own local advertisements; they can search there.
Forms of payment can be through Paypal.
The frequency of payment would be whatever you agree on; weekly, bi-weekly, you may be able to set up a payment arrangement based on your needs.
Hope this helps. Best wishes in the New Year.

Hi, you may also want to check with the state regarding a real estate license, if you are doing property management for other investor and not your own properties.
