Thank you for your response. It is what you described a primary mortgage with a cash out application and it's just in my name.

I am trying to get a cash out refinance loan on a house that is currently paid off and this would be the new mortgage. My wife purchased the home in 2013 with cash and we got married in 2018. The title still has only her name on it. I've been told that yes I can do a cash out refinance loan and I've  been told I can't because I have to wait 6 months. Which one is true? The house is in Florida.
