Post: sellers’ agent who runs the show is playing game

Hi

I am in escrow, and the sellers’ agent who runs the show is playing games.
She has delayed every single step and now she delays answers for the RR. She finally admitted that she wants to wait for the appraisal result.
The sellers’ agent told me initially – before I even presented my offer - that the sellers would perform some repairs and now the sellers refuse to take care of some of these, claiming miscommunication.
I really want the house but I am not ready to pay $10,000 in repairs and possibly $20 to 30,000 cash to compensate for the appraisal coming short of the contract price.
It is a FHA loan.
Seller agent is delaying the sellers’ responses, and drags the closing.
What tools do I have to make the sellers’ agent act faster and close the sale?
BTW the sellers’ agent is telling my agent stories and lies left and right.
My agent is on the phone and emailing the sellers’ agent every day but the sellers’ agent is very stubborn and doesn’t make any efforts to move forward. My agent chose not to send 3-day notice as it felt counter-productive while negotiating repairs.
However at this point, it feels that the sellers’ agent wants me out of the deal. The sellers may have gotten cold feet or they just got a better offer.
What can I do? What should I ask my agent to do?
Please help!
Thanks
