Even though it may pay off in the long run years down the line, Atlanta has plenty of rent friendly areas that are already well established that will give you a great return on your investment.

You might have trouble. The firm I work for, we primarily get off-market properties so our investors tend to get them at deep discount.

I'm interested in the Atlana area myself, as well as Charlotte, NC. I thought Atlanta was saturated?
I'll be taking a trip to Atlanta next month and I'm looking for a Duplex or 4plex to start off with.
I would like something that needs a little work (mainly cosmetics, updates) and I could hold until the market turns over and the rents are pretty solid.
Looking for areas that are "up & coming". Could anyone share some advice on where to look first?

I live in Missouri and if you're not a license Real Estate Sales Agent or Broker you cannot receive referral fees for giving them leads on a property. One way around that I was told was to charge them a Marketing Consultant Fee.
My question what do I put in a Marketing Consultant Contract for referring clients to the Real Estate Agents and/or Broker that close on their listings?
I'm a newbie to all of this and I know its EASY to get taken on deals, especially when you do not have a Real Estate License.
