@Shain Ismailovski thats what i was thinking, either a construction loan or maybe a 203 K fha loan, not sure.. other than that i could do a hard money loan of course.. just dont want the interest rate, plus i dont have the experience to get good terms on the loan.

I have a house with major fire damage. Roof is partially destroyed, will need whole roof including trusses, as well as all new drywall and electrical as far as i can tell right now. Im just trying to figure out the best loan in situations like this, any advice is much appreciated!

@Alistair Duguid after submitting, I realized I didn't account for the fact that most banks refinance only 75% ARV, so that's one mistake, I also believe I did the pre-financing section wrong, as I wanted try and use a HML on the deal, and wasn't sure how to input that into the calc, so I selected the cash offer box, pretty sure that's not how to do it, lol.

@James Carlson that's what I was thinking of doing, just using an FHA loan and invest in an Sfh for a year or two, while residing in it, just so I can get a feel of the property management of my own house, thanks for responding!!
