I have done a few in the Kansas City metro area just on the side, but now want to increase my focus on doing more of them both in KC and in other markets, adding some LTR's, and perhaps STR's. As you know, with a real estate background, it makes perfect sense!

Single-family residence fix & flip investment.

Purchase price: $170,000
Cash invested: $170,000
Sale price: $410,000

We took this house down to the studs - it was basically a new home. We did all new electrical, HVAC, plumbing, roof, foundation repairs, drywall, paint, flooring, three new bathrooms, etc.

How did you find this deal and how did you negotiate it?

Through a friend.

How did you finance this deal?

Cash.

How did you add value to the deal?

Working in new construction, I knew the materials needed, contractors, suppliers, stagers, etc, to make sure this house sold.

What was the outcome?

This home sold in four hours.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I marketed the house myself since I am a Realtor.
