Yes, it's a duplex. Upper has been rented at $1095, lower $1295.

Angel-this particular property doesn't have a garage, so I think the ARV is about 200K. I used cash just because it's easier to get the job done and to negotiate price. I'll eventually refi out of it.

Here are Before and After pictures of a unit in Bay View (Milwaukee, WI). We bought and renovated in cash. We renovate every unit to get higher rents and to have less stress while the tenant is living in the unit. We ripped out the ugly flooring in the kitchen and refinished the beautiful hardwoods underneath along with new cabinets, ss appliances and granite. We will eventually BRRRR and when we do, we estimate a cashflow of $1K each month.

Buy and Holds are the easiest form of REI! Here is EXACTLY what we do. Buy in decent areas of MKE, make the units very nice to attract quality tenants and have a very low-maintenance investment. Here's a quick example of one we bought in Bay View-it added a ton of counter space and a dishwasher to make our tenants happy and comfortable.
