It's a single family home, and regulations are OK for AirBnB. I got those numbers off AirDNA. Occupancy rates are at about 30%- I'm guessing due to pandemic. I can make what I would with a long term tenant based on 30% occupancy rate but when I factor in furniture, utilities, internet, cleaning etc, my first year numbers show up around about 755-80% of net revenue of long term tenant. My gut says to eat this cost until moratoriums are over, but just want to check that my gut is right.

Hi there! I have an empty unit that I can either AirBNB or rent out long term. Based on my research, AirBNB will probably bring in only about 75% of what I would get if I rented out long term. However, given the eviction moratoriums, I feel really gun shy about renting out long term. What if the new tenant is a dud? Wondering if other folks have encountered this fork in the road? Thanks so much!

South Hill is huge. What constitutes "prime" South Hill?
