Hi Peter, thank you for your response to my post.  I asked my agent this question and his main response was it is a tertiary market.

Problem:  How to get vacant industrial land in front of the decision makers?

Background:  First (and potentially wrong) real estate investment with my 89 year old dad 3 years ago.

We have used 3 different brokers.  First one was the broker who helped us buy the land and also owns several lots in the park.  Second, was a strong national broker (Marcus & Millichap) and third, a local NAI broker.

I can not determine if we are just "stuck" or if I am missing a potential connection or idea.  I feel like there must be another way to get this property in front of the decision makers of the major e-commerce businesses, UPS, distributors, etc.  A less conventional way?

Thanks for reading and sharing ideas or thoughts (I feel like a dog chasing my tail...just saying).

Teresa
